Real Estate Property Photoshoot in Cornwall, New York
From Our Recent Trip to Maryland – DA SKY – Aerial Photography – Maryland, USA
Every season is beautiful in the Hudson Valley. Summer is a perfect time to build, create and execute visions that were born earlier this year. In this issue, we are ascending above the Valley and introducing our globally-oriented Landida™ and ToughConstruct™ enterprises, as well as other new projects from the Duncan Avenue Group.

While a thick carpet of grass is, unfortunately, the most common lawn option, many homeowners in the United States and all around the World are drawn to the appeal of maintenance-free rock lawns. These pebble-based ground coverings are ideal for regions that are under watering restrictions due to drought (which is basically the entire Planet earth), or for homeowners who are just tired of constant mowing and inhaling pesticides/herbicides that come with their grass lawn. The installation process is similar to installing mulch or rock in a flower bed but encompasses the entire lawn instead. A rock lawn requires almost no ongoing maintenance and actually draws attention to the low-maintenance, evergreen shrubs and trees. In addition, Landida™ Smart Landscapes rock lawns look equally good in the winter as they do in the summer.
Landida™ Smart Landscapes Rock Lawn Benefits
Eliminating the grass from a lawn may seem like a drastic move, but it actually has many time saving and eco-friendly benefits.
- Reduces the amount of time required to mow, water and fertilize the grass.
- Conserves water by eliminating the need to water the lawn.
- Reduces or completely eliminates pesticides applied to the lawn.
- Reduces the amount of yard waste, such as grass, leaves and pine needles, that is sent to the landfill.
Some cities located in drought-prone areas of the Southwest even provide tax breaks for homeowners who replace their lawn with rock or gravel. This incentive strives to conserve as much water as possible for human consumption.
What to expect when installing Landida™ Smart Landscapes Rock Lawn
We will measure the width and length of the lawn, and multiply the two numbers together to arrive at the square footage of the lawn. We will determine how many tons of rock you need by dividing the number by 100 for 1-inch diameter rock or by 110 for 1/2-inch diameter rock. These measurements are for the recommended installation depth of 2 inches.
Trained Landida™ Smart Landscapes Professional will Prepare the Area
Landida™ Smart Landscapes experts will remove all grass and weeds from the area using a spade to slide under the top 1 to 2 inches of soil. We will place the material into a wheelbarrow and move it to a compost area preferably on your property or a certified compost site. We will not remove any trees or shrubs that you want to remain in place. Instead of spraying the ground with an herbicide, we will install black weed-barrier landscaping fabric.
Installing the Landida™ Smart Landscapes Rock
Landida™ Smart Landscapes Experts will spread the material out to an even 2-inch thickness using a bow rake. They will repeat the process of spreading out the rock until the entire surface of the lawn is covered. Although we can use any type of gravel or rock desired, river-run gravel is rounded and more comfortable to walk on for both humans and pets, and bluestone 3/8 gravel is just as comfortable to walk on plus has a stylish and sophisticated look. We will rinse the top of the rocks with a garden hose to remove any white residue.
No matter the motivation, Landida™ Smart Landscapes Rock Lawns are attractive landscaping options for all areas of the country. Not only do homeowners reduce the amount of money they spend on the lawn, they gain more time to enjoy their home instead of just maintaining it.

Buying a Home? Price is Just the First of Six Negotiations
by Dino Alexander, NYS Licensed Real Estate Broker [ Alexander Maxwell Realty ]
If you haven’t purchased a home before, or if you have and didn’t bump into all six of these negotiations, you may have left money on the table. Too many homebuyers are fixated on the offer price for the home, but there are a number of opportunities to negotiate that can save you a ton of money. And, it’s not just money on the deal. It can be money every month for years.
#1: The Offer Price
Everybody knows this one, and it gets the ball rolling. If you’re working with a real estate agent, they will likely offer advice. They may tell you not to go too low, as you may be told to take a hike. But, you are the boss in this transaction. The best way to give yourself some leverage is to have a backup house that you’re fine with buying if you blow the first deal.
#2: Counter Offers
If the seller takes your first offer, you’ll be wondering why, or if you offered too much. There are some negotiations that go through multiple counter offers. Some deals walk up by small jumps, with the buyer and the seller thinking they’re tough negotiators and it’s not a good deal unless they bounce numbers back and forth for a while.
It’s not all about money when you’re buying a home. When you’re checking out the listing, there may be notes like “hot tub not included,” or “storage building not included.” There can be any number of possessions that the seller may not want to leave. Counter offers can be a little bit of money and some item(s). Asking for that hot tub can be a legitimate counteroffer, and the seller may come back with a yes, but at a higher selling price.
Sometimes the contingency isn’t an item. Instead, it may be the closing date. A seller may want to stay in the home a little longer than the closing date you want for move-in. Negotiations can bounce back and forth with the price moving up and down based on other contingencies.
When the home inspection is finished, you receive the inspection report. There may be repairs that you want the seller to do before closing. Or, you may ask for money to do the repairs after closing. This is often better, as the seller will want to get them done as cheaply as possible. You will be more concerned with having them done right.
Here’s a warning about repair negotiations: if you are congratulating yourself on beating the seller with a lowball selling price, don’t expect to get much or any consideration if you want repairs. At that point, the seller has already been locked into the selling price, and they may not have any more room to bargain. Even if they do, they may be a little upset about that low purchase price after thinking about it for a while.
#5: Mortgage Terms
The mortgage terms are the negotiation that will be with you for a long time. Often it’s more shopping than negotiating, but you never know until you ask. Sure, the bank, lender, or mortgage broker will give you a rate quote, points, costs, etc. Usually, you are working with a mortgage broker, so whatever they show you, ask for something better.
They are getting a fee from the lender they are taking you to, and they may be able to cut that fee to keep from losing your business. At the very least, negotiating with them can get them to shop your loan to other lenders, as they work with more than one.
Get quotes from different insurance companies or, if you’re working with a broker, get them to shop your policy for the best deal. Be careful, though, as you don’t want a better price if they’ve knocked out some of the coverage you really need.
There you have the six points in a home purchase where negotiating can save you money. Working at each of them can save you thousands upfront and tens of thousands over the years you own the home.
Reasons for Professional Staging Consultation from a Licensed Real Estate Broker
by Dino Alexander, Principal Broker, Alexander Maxwell Realty
Home staging is a crucial marketing tool when you are planning to sell your home and to acquire the real worth of your property. It also increases the rate at which your house will sell and even attract multiple bidders with higher offers.
For quality and satisfying home staging services, it is essential to look for professional home staging consultation from an experienced and licensed real estate broker who not only has a great taste but also knows and understands why your house sells for a top dollar.
Dino Alexander, the principal broker at Alexander Maxwell Realty has years of experience in real estate sales and interior design and he knows exactly what you need to do to stage your Hudson Valley home in a way that will help you to sell it on top of the market. He will guide you and provide with priceless advice on how to stage your home right.
Reasons to choose staging consultation from a licensed real estate broker.
Improves Appeal and Marketability
The real estate broker will offer you with a plan for preparing and staging your home. In addition to that, there will provide recommendations on how a house should look online and advice on making your house more appealing. Staging captures the interest of the buyer and attracts online views that lead to more private showings.
Increase in objectivity
The perception of the homeowner and the buyer is different in terms how the house looks. Most owners believe their clients will love the house the way they see or perceive. However, that is not true sometimes, considering that with the help of a professional stager, you will get advice on how to prepare and showcase your house before the sale.
Getting property-specific style and design advice
In many cases, homeowners can get overwhelmed with the home selling process or confused on the interior design/decor items that they need to work on to better appeal to potential buyers. Homeowners sometimes lack the knowledge of performing a task, and they may end up doing nothing and lose thousands of dollars of their home value at the end of the sale transaction.
On that note, the consultation of a licensed real estate broker will enable the homeowner to get the appropriate recommendations on the home staging based on the market research and not a blunt “this looks nice” approach.
With consultation from a professional real estate broker, you will get to understand the actual costs of staging, what you need for staging and finally come up with a plan that will suit your budget. Plus, licensed real estate broker will not recommend you to spend any more on staging than the market dictates – this will ensure that your staging fee will be an investment, rather than a loss.
