Planters are more than just containers. Plants are a powerful but underused tool in interior design. Their green, leafy bodies can add life to even the coldest rooms and they are versatile enough to be able to be included either as a major feature or as a last minute detail. But as living creatures they are, plants can be tricky to work with since they need good lighting, settings, and the right planters to look their best. So make sure you keep these tips in mind to breathe style and nature into your home’s interior.

Plants and planters go together like two peas in a pod. Rather than just being containers, planters can make a statement of their own and add personality to a room by varying in shape and size according to a particular theme. When picking a pot’s color, it’s always a good idea to look at the surrounding objects palette to guarantee it fits into the design.

Use different leaf textures and shapes to make a statement

Rooms would look boring if every texture used in them were the same. You can avoid this by using bold leaf textures and shapes to break patterns and create an interesting mix of figures. For example, you can use high cascading plants to break the blocky look that tall pieces of furniture give to living and dining rooms. Likewise, you can also breathe personality onto empty corners or long walls using small, tree-like plants such as palms.

Chose the right leaf colors for your project

Leaf colors can add variety and life to a room. When picking between colors, use them like a chef uses spices to add subtle flavors to his creations. You can go for the classic green-over-white look or vary your palette according to the season: green for spring, teal for autumn, etc. Color options are limitless and include many variations of green as well as more exotic ones like white, silver, purple, and orange.

Use spotlighting to highlight the plants

Don’t let your plants blend with the rest of the props. Instead, use spotlights to bring attention to beautiful plants and accentuate their role in a room. Take advantage of their uniqueness as the only living pieces of décor in a home to create an aesthetical ambiance that is both natural and pleasant to the eye. 

Placement can be used to channel traffic or attention in a space

When resting on the floor, plants can act as portable walls, helping to subdivide a room into more intimate spaces or simply channeling traffic through large areas. This is ideal for larger rooms, as it makes people comfortable and creates visual depth. Plants can also be used as frames to draw attention to a particular area or object, like a window or a door, by putting two identical ones on either side.

Max: Hi Lauren! Thank you so much for the amazing cover photo shoot and for shedding some light on how Hudson Valley’s Real Estate market is evolving, but first, please tell us about yourself and why you call Hudson Valley your home.

Lauren: Thank you! I am a NYS Licensed Real Estate Salesperson, specializing in residential home sales in the Hudson Valley.  My main focus are counties like Orange, Dutchess, Putnam and Ulster. I had a blast taking the photos and it was fun doing it in the location that we did.  My childhood home was just down the street, so I really felt inspired. I was born in the Newburgh/Balmville area and went to high school at Newburgh Free Academy.  I went away for College at Penn State University and lived in NYC and SF for a while, but eventually made my way back to the Hudson Valley. My family and friends are what make this area home, not to mention I love the proximity to NYC, the beach, skiing, there are so many wineries, hiking and outdoor activities & great restaurants.  I recently became a member of the Storm King Art Center and really appreciate the beauty of the Hudson Valley.

Lauren: The fall is a great time to purchase a home because the weather is still favorable and many people are busy with vacations, weddings and other events throughout the summer months. If buyers do not already have children, the priority of being in ‘by the school year’ does not apply. I see an increasing number of millennials that are first time home buyers looking to relocate from NYC to the Hudson Valley.  As they are starting families, settling in the Hudson Valley is a natural progression because the majority of buyers are completely priced out of the markets where they are currently renting. They also appreciate how much more house they can get for the money with extras like a yard, driveway and room to grow.

Many prospective buyers gravitate to the Hudson Valley during the Fall season to take advantage of the gorgeous autumn leaves, go hiking or to visit local farms and wineries.  Sometimes they are here primarily in search of a home and it also works in the opposite direction, where they come up with friends for a day trip and experience all this area has to offer, and then find themselves starting their home search. (Since time seems to be our most sacred yet scarce commodity, most buyers want to combine a day of seeing homes followed by a trip to the DIA: Beacon or a local farm or so they can still enjoy their weekend while getting the full ‘Upstate’ experience.)

Lauren: According to the National Association of Realtors, at 35% Millennials are the largest share of homebuyers and the numbers grew consistently over the last 4 years. Millennials tend to be more educated than the previous generation, thanks to advances in technology, the Internet, and yes – HGTV!  Thus, they expect homes with more sophisticated finishes, and also ask about energy conservation and sustainability features. This influx of buyers from NYC also helps drive the local real estate market up, with the increased demand. Since many of these NYC buyers who relocate will continue to work in New York City, their higher salaries lend itself to these higher standards and expectations.

Max: Great points! We hear a lot of similar ideas from our clients as well! In your opinion, does Hudson Valley’s Modern Rustic Style resonates with the new generation’s direction to a more sustainable future?

Lauren: This new generation of buyers appreciates efficiency, even in terms of the use of space – open concept with no ‘wasted rooms’. The designs of many older homes featured private dining rooms that were not always central to the kitchen and living room and small, separate entertaining spaces that you rarely used, yet still needed to be heated, cooled, clean and furnished.  Since the Hudson Valley is known for its four seasons, and beautiful natural landscape, this modern, rustic design blends well with the outdoor landscape and vibe of the Hudson Valley. And yes, the Hudson Valley’s Modern Rustic Style absolutely resonates with this shift towards a more sustainable, healthier and socially responsible future!

While a thick carpet of grass is, unfortunately, the most common lawn option, many homeowners in the United States and all around the World are drawn to the appeal of maintenance-free rock lawns. These pebble-based ground coverings are ideal for regions that are under watering restrictions due to drought (which is basically the entire Planet earth), or for homeowners who are just tired of constant mowing and inhaling pesticides/herbicides that come with their grass lawn. The installation process is similar to installing mulch or rock in a flower bed but encompasses the entire lawn instead. A rock lawn requires almost no ongoing maintenance and actually draws attention to the low-maintenance, evergreen shrubs and trees. Eliminating the grass from a lawn may seem like a drastic move, but it actually has many time saving and eco-friendly benefits.

  • Reduces the amount of time required to mow, water and fertilize the grass.

What to expect when installing Landida™ Smart Landscapes Rock Lawn

We will measure the width and length of the lawn, and multiply the two numbers together to arrive at the square footage of the lawn. We will determine how many tons of rock you need by dividing the number by 100 for 1-inch diameter rock or by 110 for 1/2-inch diameter rock. These measurements are for the recommended installation depth of 2 inches.

Trained Landida™ Smart Landscapes Professional will Prepare the Area

Landida™ Smart Landscapes experts will remove all grass and weeds from the area using a spade to slide under the top 1 to 2 inches of soil. We will place the material into a wheelbarrow and move it to a compost area preferably on your property or a certified compost site. We will not remove any trees or shrubs that you want to remain in place. Instead of spraying the ground with an herbicide, we will install black weed-barrier landscaping fabric. 

Installing the Landida™ Smart Landscapes Rock

Landida™ Smart Landscapes Experts will spread the material out to an even 2-inch thickness using a bow rake. They will repeat the process of spreading out the rock until the entire surface of the lawn is covered. Although we can use any type of gravel or rock desired, river-run gravel is rounded and more comfortable to walk on for both humans and pets, and bluestone 3/8 gravel is just as comfortable to walk on plus has a stylish and sophisticated look. We will rinse the top of the rocks with a garden hose to remove any white residue.

Buying a Home?  Price is Just the First of Six Negotiations

If you haven’t purchased a home before, or if you have and didn’t bump into all six of these negotiations, you may have left money on the table. Too many homebuyers are fixated on the offer price for the home, but there are a number of opportunities to negotiate that can save you a ton of money. And, it’s not just money on the deal. It can be money every month for years.

#1: The Offer Price

Everybody knows this one, and it gets the ball rolling. If you’re working with a real estate agent, they will likely offer advice. They may tell you not to go too low, as you may be told to take a hike. But, you are the boss in this transaction. The best way to give yourself some leverage is to have a backup house that you’re fine with buying if you blow the first deal.

#2: Counter Offers

If the seller takes your first offer, you’ll be wondering why, or if you offered too much. There are some negotiations that go through multiple counter offers. Some deals walk up by small jumps, with the buyer and the seller thinking they’re tough negotiators and it’s not a good deal unless they bounce numbers back and forth for a while.

#3: Contingencies

It’s not all about money when you’re buying a home. When you’re checking out the listing, there may be notes like “hot tub not included,” or “storage building not included.” There can be any number of possessions that the seller may not want to leave. Counter offers can be a little bit of money and some item(s). Asking for that hot tub can be a legitimate counteroffer, and the seller may come back with a yes, but at a higher selling price.

Sometimes the contingency isn’t an item. Instead, it may be the closing date. A seller may want to stay in the home a little longer than the closing date you want for move-in. Negotiations can bounce back and forth with the price moving up and down based on other contingencies.

#4: Repairs

When the home inspection is finished, you receive the inspection report. There may be repairs that you want the seller to do before closing. Or, you may ask for money to do the repairs after closing. This is often better, as the seller will want to get them done as cheaply as possible. You will be more concerned with having them done right.

Here’s a warning about repair negotiations: if you are congratulating yourself on beating the seller with a lowball selling price, don’t expect to get much or any consideration if you want repairs. At that point, the seller has already been locked into the selling price, and they may not have any more room to bargain. Even if they do, they may be a little upset about that low purchase price after thinking about it for a while.

#5: Mortgage Terms

The mortgage terms are the negotiation that will be with you for a long time. Often it’s more shopping than negotiating, but you never know until you ask. Sure, the bank, lender, or mortgage broker will give you a rate quote, points, costs, etc. Usually, you are working with a mortgage broker, so whatever they show you, ask for something better.

They are getting a fee from the lender they are taking you to, and they may be able to cut that fee to keep from losing your business. At the very least, negotiating with them can get them to shop your loan to other lenders, as they work with more than one.

#6: Insurance

Get quotes from different insurance companies or, if you’re working with a broker, get them to shop your policy for the best deal. Be careful, though, as you don’t want a better price if they’ve knocked out some of the coverage you really need.

There you have the six points in a home purchase where negotiating can save you money. Working at each of them can save you thousands upfront and tens of thousands over the years you own the home.
